The difference between shared and vacant housing is simple: Shared properties refers to residences in which landlords or other individuals may or may not already live in the properties, and rent out rooms to students, staff, or faculty. An example of a shared property is as follows: A landlord may rent out a bedroom to one student and rent out another bedroom in the same house to another student.

Vacant properties refers to residences in which landlords do not presently live in the properties, and rent out the properties as a whole to students, staff, or faculty. An example of a vacant property is as follows: A landlord lives in the property all summer long, but leaves when September starts. He/She then rents the whole property to students from September to May.
